Landlord EICR dates: what applies to your property?
Private rented homes
Electrical installations generally need inspection at least every five years, or sooner if the report says so. A five-year report dated in 2021 may therefore be due in 2026, unless superseded. Check the actual next-inspection date.
A change of tenant
A valid, suitable report does not automatically need replacing at each tenancy change. Give the new tenant the report before occupation; check its findings and any required work.
Social housing: the November 2026 transition
For relevant social housing tenancies granted before 1 December 2025, transitional checks are required before 1 November 2026. This is not a new blanket deadline for private landlords. Social landlords also have duties for electrical equipment they provide.
An unsatisfactory report
Required repairs or investigation must be completed within 28 days, or a shorter period specified in the report. Follow urgent instructions immediately.
